Hello and Goodbye! Selling my Successful Duplex in Victor, NY

I joined BP 10 years ago when I was just getting in to investing.

I've (re) joined BP in order to sell my duplex and move on from real estate investing (gasp!)  I have a growing family and would like to use the funds to start a business.

Thought I would offer it to you all first, before listing through the normal channels.

It's been rented without vacancy since I purchased.  Unit 1 has had the same tenant since 2015, Unit 2 has the 2nd tenant since 2015 (first one stayed ~6 years).  Both units are on 1yr leases that started in September 2026 and would sign new leases if asked.

Rent - $2,550  (believe to be below market)

Taxes - $455  Water - $65

Happy to share a complete proforma but I'm far from a professional.

Congrats! Any local FB groups are good places to put the property. Not sure if there is active ones but I would imagine so.
