Hi, everyone- excited to join the community!

I’m 29 YO and grew up on the North Shore of MA and will be moving back to the Boston/North Shore region this year. I’m beginning the process of building a small, long-term rental portfolio and I’m in the learning/relationship-building phase before pursuing my first deal.

After doing some research and soul-searching, my tentative plan is to house hack a 2-family within the next 12–24 months and hold it long term, with the goal of gradually building a portfolio of 3–4 properties over the next 10–15 years. I work full time and view this primarily as a long-term wealth and financial-independence strategy rather than a quick cash-flow play. I’m focused on strong locations and fundamentals, but also trying to be disciplined about numbers and timeline to break even.

Right now I’m mostly trying to validate my buy box (i.e., are my goals reasonable?), learn how other local investors are viewing the current MA market, understand which North Shore / near-Boston areas people still feel make sense for small multifamily, and connect with people who’ve bought their first property in the last few years and are managing it alongside a full-time job

If anyone here invests in the North Shore, Greater Boston, or nearby markets and is open to sharing perspective (even briefly), I’d love to connect and learn from your experience. Not looking for deals or partnerships at this stage. Just trying to build a realistic understanding of the market and how others are approaching it right now.

Appreciate any advice, and looking forward to learning from the community!

-Will

Will, welcome to the community. Your plan is thoughtful and realistic. House hacking a 2 family in a strong North Shore/Boston location is a solid long term wealth strategy, especially if you are focused on fundamentals over hype.  Keep building relationships, study rent comps carefully and underwrite conservatively.

Hi @Will Rockwell, Welcome to the community! It's a solid plan for building long-term wealth. When you acquire your first 2-family, don't overlook cost segregation for the rental portion. Even with a house hack, accelerating depreciation can free up significant capital, aligning perfectly with your strategy to fund future properties and reach financial independence sooner.

    Pleasure to have you here.

    Hey Will,

I’m actually an investor in Beverly, MA. So I’m biased to the north shore haha. I bought my first duplex in 2020 then another in 2022. Happy to connect and share my past experience. I have my re license so keep a close eye on this market. Still working a W2 so got that experience too.

whats up man.. Good for you.
house hacking is from what I have seen the best way to start a portfolio. Props to you for thinking long term appreciation/wealth over quick cash flow. Many young people like us dont have that train of thought.
My #1 advice to you would be to get out to some meet ups in the area. My team (candor investment group) runs meet ups all over MA and some out close to you. Connect with other investors at these events. Ask questions. connect with lenders, agents, etc.. Go from there.
Id love to connect and just help answer any questions you might have. My team has put together a full SKOOL training for house hacking that I can share with you as well.

    Hi Will-

Very similar strategy to you, currently renting and looking to get into a multifamily property on the north shore. Curious where you are in the process and what resources have been the most helpful! Would love to connect and chat further.

    Brian
