What’s One Renovation That Looked Simple… But Turned Into a Nightmare?

One thing I’ve learned around real estate and construction is that some of the biggest headaches start as projects that look incredibly simple on paper. A cosmetic update turns into a structural issue, a quick flooring swap reveals a slab problem, or a “light rehab” suddenly involves permits and systems you didn’t expect to touch.

I’m curious to hear from the community — what’s one renovation or repair that looked straightforward at first but ended up being far more complicated, expensive, or time-consuming than you anticipated?

Was it something hidden behind the walls? A permitting issue? A structural surprise? Or maybe just a contractor scope that got out of hand?

The goal here isn’t to vent (although those stories are welcome), but to collect real lessons from projects that didn’t go as planned so newer and experienced investors alike can learn what red flags to watch for before starting a deal.
