Beginner in Southampton PA – looking to learn how to find deal
Hey everyone, I’m based in the Southampton area and just getting started in real estate investing. I’m currently trying to learn how to find potential deals and understand what makes a good one.
If anyone here is investing in the surrounding suburbs, I’d love to hear what types of properties you’re focusing on and any advice for someone just starting out.

Hey @Carlos Palestino, you’re close to my neighborhood! I can’t help much with local real estate since I co-invest all over the country these days, but I do have one rental left in Hatboro.
Around Southampton, I’d look closely at Warminster, Hatboro, Willow Grove, Horsham, Bensalem, Levittown, and parts of Northeast Philly if you want better cash flow potential. Southampton, Newtown, Richboro, and Yardley can be great areas, but prices are often high, so they may work better for long term appreciation than immediate cash flow. Southampton rents are solid, but purchase prices are also elevated, so the numbers need to be stress tested.
my suggestion is to pick one strategy first instead of trying to learn everything at once. I’d start by learning how to analyze small rentals, purchase price, realistic rent, taxes, insurance, repairs, vacancy, financing, and property management. Then run 20–30 practice deals before making offers so you start seeing what works.
