Hey everyone,

I'm a mortgage broker and Branch Manager based out of Idaho with a background in both traditional and non QM lending. Most of the investors and self employed borrowers I work with are focused on DSCR loans, BRRRRs, house hacking, short term rentals, bank statement loans, and scaling rental portfolios.

Over the last several years I’ve seen how much financing strategy can impact whether a deal actually works long term, especially once you factor in cash flow, reserves, insurance, rehab costs, and exit strategy planning.

Outside of lending, I’m married and have two young kids a 2 year old son and a 4 year old daughter so alot of my long term interest in real estate and investing comes from wanting to build financial freedom and create more flexibility for my family long term.

I personally enjoy golf, personal finance, and studying different investing strategies, and I’m mainly here to learn, contribute where I can, and connect with other investors.

Looking forward to being part of the community and hearing what markets and strategies everyone is focused on right now.

Hi @Nathan Jensen, welcome to BP!
Great introduction—and always good to see someone on the lending side who's actively working across both traditional and non-QM channels. That combination is becoming more important as investors get pushed into DSCR, bank statement, and bridge structures to make deals pencil in today's rate environment.

From a lender’s perspective, you’re absolutely right that financing strategy is often the difference between a deal that looks good and one that actually performs. We’re seeing more investors shift focus from just “rate shopping” to structuring around:

    • realistic DSCR under current debt costs
    • reserves and carry planning
    • exit flexibility (refi vs sale vs hold)
    • and insurance/tax sensitivity, which is increasingly material in many markets

On the investor side, the most successful ones right now are the ones who treat lending as part of the underwriting—not an afterthought.

Appreciate you sharing your background. Always valuable to have more brokers who understand the operator mindset as well.
