Tracking a 4-Unit Multifamily Dwelling in Southeast D.C.

Hello - Glad to finally join the BiggerPockets community and network with fellow DMV investors.

I’m currently looking at an opportunity to acquire a 4-unit apartment building in Southeast Washington, D.C. Given the shifting dynamics and transitions across different pockets of SE, I’m incredibly excited about the potential here.

I'm currently focused on two main objectives and would love any insights or connections:

  1. Financing: Looking for recommendations on investor-friendly local lenders or residential portfolio lenders familiar with the D.C. market.
  2. D.C. Compliance: I’m mapping out the local requirements to get the building up and running legally—specifically navigating the Certificate of Occupancy, Basic Business License (BBL), and RAD/rent-control exemption filings.
