Texas Realtor Looking to Transition Into Real Estate Investing

My name is Landon, and I'm a Realtor in North Texas serving the Sherman, Denison, and surrounding Texoma markets. While I've spent the last year helping buyers and sellers navigate transactions, my next goal is building my own real estate investment portfolio.
I have experience in remodeling and residential real estate, and I'm interested in learning more about rental properties, value-add opportunities, creative financing, and long-term wealth building through real estate. The phrase that stood out to me was "building my own real estate investment portfolio."
A lot of agents spend years helping other people buy properties before they buy enough of their own.
The adjustment for me wasn't learning how to analyze deals. It was learning that every acquisition ties up capital, reserves, and attention for years. Looking back, I spent too much time searching for the perfect first deal and not enough time thinking about what kind of portfolio I wanted to own five years later.
Since you're already working in Sherman, Denison, and the surrounding Texoma market, you probably have a better feel for neighborhoods, renovation costs, and local demand than many out-of-state investors ever will.
The advantage isn't being a Realtor. The advantage is already knowing your market well enough to spot the difference between activity and opportunity.
