Gap Funding and Capital Stacking for Real Estate Investors

Hey everyone, Mick here.

I work with real estate investors on the capital side, specifically helping people structure the gap between what a hard money or DSCR lender funds and what a deal actually costs to close and execute. Down payments, closing costs, rehab floats, holding costs, that kind of thing.

Most of my background is in debt consolidation and credit profile work, then layering in unsecured term loans, 0% business credit stacking, and HELOCs depending on what someone has available. I also work with private money for earnest money deposits, double closings, and bridge situations where collateral comes from a separate asset rather than the deal property itself.

I spend a lot of time talking to investors who are stuck not because of bad deals but because their credit profile is blocked by high utilisation or DTI, so that is usually where I start when someone reaches out.

Looking forward to being part of the community here, learning from the threads, and hopefully being useful when capital structure questions come up. Feel free to tag me or DM if you ever want a second opinion on how to fund a gap on a deal.

Good luck out there.

How do you get over the fact that 99% of DSCR lenders do noy allow for secondary or gap financing?
