Hello! I am relocating from Houston, TX to Longview. Previously worked in property management, hard money lending, and wholesaling. In Longview, I've gone to work for a large property management company and do a bit of everything around the office. I still have my condo in Houston and have it rented out, but hoping to sell in the near future. I have a ton of knowledge without a lot of practical application, so I'm taking steps to change that and scale as quickly as safely possible. Currently looking to start buying, mostly want to BRRRR, but am open to flips for bigger paydays I can then use for BRRRR. Looking forward to meeting new people in the area and getting involved.

The phrase that stood out to me was "a ton of knowledge without a lot of practical application."

I spent a long time analyzing deals before buying one. Looking back, the thing that taught me the most wasn't a book, podcast, or spreadsheet. It was owning a property and dealing with everything that didn't show up in the underwriting.

The mistake I made was thinking I needed to know more before taking action. What actually happened was every deal exposed a completely different blind spot.

With your background in property management, lending, and wholesaling, it sounds like you've already seen more of the business than most people buying their first property.

What's the biggest thing keeping you from pulling the trigger on the first BRRRR?
