Hey All-

I am new to BP-I have dreamt of RE investing for years and am finally within reach. I work a couple jobs (RN 1.5 days a week and ordained minister with a small congregation). I am remarried (to a real estate broker) and my house is set to close next week. I am not in a rush as I have a very small mortgage so lots of equity that I am going to divvy up among several STR. Studying these areas: Florissant (surroundings of Woodland Park) and Hartsel/Buena Vista area. Cash Flow has to be greater than what I can earn interest off of my proceeds! I want something ‘woodsy' (ATV/Snowmobile areas) that we can use as a getaway also and allow family/friends (limited) to have a place to go and experience a retreat/refreahing time.

I would appreciate any and all feedback from experienced investors!

How many STR’s do you have?
How long have you been investing in RE?

Welcome to BP! Sounds like you have a great plan, especially being able to use the STRs as a getaway while still generating cash flow. Best of luck with the closing next week, and excited to follow your journey in the forums!

@Heather Rudolf , I like that you’re not rushing into the first property just because you finally have the opportunity to invest. Since you’re looking at several STRs and also want to use them personally, I’d think about the ownership and legal side of the plan early, not just whether each property can produce the cash flow you want.

I work with real estate investors, and I’ve seen how decisions around title, ownership, insurance, contracts, and personal use can become more important as someone adds properties. It’s much easier to think through how everything should be set up before buying several properties than to reorganize things later.

It sounds like you have a very specific vision for what you want these properties to provide beyond just income, @Heather Rudolf, and I like that. I’m a real estate attorney and investor in Maryland, so I see a lot of the planning that happens around investment properties from that side. Happy to stay connected as you get started.
