My name is Brandon Brown , I'm a new investor specializing in wholesaling, for right now. I'm from Oklahoma but I've moved around a lot (Texas, Washington DC, Maryland, Virginia). I have a new baby on the way and I'd like to quite my job and be a full time real estate investor by July. I came across Bigger Pockets while searching for real estate investing podcasts. I'm really excited about joining and participating in this community. I would love to network and meet anyone in the business preferably around Delray Beach (Boyton Beach, Boca Raton, Deerfield Beach, Lake Worth, West Palm Beach) Thanks

What I've found helpful is to pick a specific topic within wholesaling (i.g. Marketing, Estimating Repair Cost, etc.) research that topic until you feel you have a general understanding and then moving on to the next topic. Good luck! See you out there!

Hi Brandon, I use to live in Lake worth a few years ago ( I live in Dayton, OH now) and I was a member of a few real estate clubs in the area. Go to meetup.com and research the local REIAs. There were a lots. Good luck with the investing.
Welcome new member! Bigger Pockets is the most innovative and educational site available to learn about real estate investing. Learn from those investors most active in the market today. You will find brand new people to the game and those that have been polished with years of experience, both good and bad. In my several decades of investing I have found that purchasing with cash flow as the number one goal and the secret to success in real estate. I have also learned that while buy and hold may be boring it is ultimately the best strategy. Use leverage but use it cautiously. Enjoy the experience.
Like you mentioned, all of this can and is overwhelming, I still consider myself to be a newbie. What @KIMARD EGLETON said was great advice, take this elephant and cut it up into little pieces, but also, don't wait to eat as many of those pieces as you can before getting out there. Getting comfortable and confident to know how to get started right is a good thing, but too comfortable in learning is another. You will see many posts out here that tells you that experience is the best teacher, just make sure though that you take some guidance with you along the way to maybe help you see things that you don't have the ability to see yet because of your inexperience.
The podcasts are great for learning and constant motivation. The forums and blogs are there also to help you answer just about any question you may have. If you can't find something you are normally a post question away from your answer.
Strength in numbers so networking is a key component as well. All right here in one nice central place. You can search for and connect with others who may be doing big things right in your own area. See the options under the Network link in the main menu.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and all the cash buyers (rehabbers) you will need.

Brandon, I am a re-habber also and looking for joint ventures as well as doing my own. Did you attend the Tropical REIA meeting last month. They are the only National REIA in the area and I am a member there as well. Lots of discounts due to the national presence. Linda Willis is the founder and very knowledgeable and is connected to some great contacts. I will be at the next meeting and perhaps we can meet and discuss your goals.
