New Investor from Atlanta / Savannah, Georgia

Hello BP community my name is Eric Scott, and I'm originally from Savannah but live in Atlanta, GA. My background is in commercial construction for $250+ projects. Throughout my short 7 year career, I have always been extremely interested in real estate investing, mostly house flipping. I have experience in construction project scheduling/control and BIM design/estimates. I believe this may be beneficial into transitioning into my real estate investing career. I am teaming up with my girlfriend, who also has a MS in building construction, to invest in properties in primarily Savannah, Atlanta, Macon and Augusta. Her dad owns a construction company in VA and owns maybe 30 properties there.

I have been self educating myself on biggerpockets and with various books for the past year. My biggest challenge to date is trying to investigate which areas will be best for us to invest in. I am familiar with Savannah since I was raised there and travel to twice a month and also Atlanta since I have been living here for 10 years now. I am also considering Macon and Augusta since there are close. I have concerns as to if now is a good time to invest in real estate within these markets or if I may have missed the right opportunity. If so, I think I would be more interested in flipping since I really like designing and construction. We will be forming a company for our real estate endeavors. My short term goal for my company is to focus on estate rehabs/buy-hold to get to the point where we can quit our day jobs. My long term goal for my company is to eventually be able to build my higher end homes. Anyways, happy to now be taking a step forward to connect with the community and making any connections/mentorships that may come about.

Hi Eric, I'm in the Aiken SC/Augusta GA market and I would be happy to answer any questions you have pertaining to this area. You're in the right place to find the information you seek - Biggerpockets is full of resources. Best of luck to you and your girlfriend. I'm sure you'll do fine!

@Eric Scott

Welcome to Bigger Pockets. BP is full of resources. You will find resources here from blogs to pod casts and forums. You can also send messages to members. This is one of my favorite features of Bigger Pockets especially for asking specific questions.

@Eric Scott  Welcome to BP!  Atlanta is a very big town with lots of house types.  You should look for an area that fits your skills and goals.

One way to tackle rehabbing in Atlanta is by looking at housing types -- 1980s or newer, 1950's, or 1920's.   You might also want to consider new construction longer term.  Location and price point are also key considerations.

@Eric Scott Welcome to BP. I am born and raised in savannah ga. I currently live an invest in Atlanta with goals of moving into commercial development in the near future. Feel free to reach out if theres anything I can assist with.

Also, theres definitely opportunity to flip here in Atlanta. I prefer to start with my budget and focus on areas that would be feasible for the amount of cash I have.

@Eric Scott welcome to BP. Lots of information here and great people willing to share it. My suggestion is that you stick to one market in the beginning. Flipping is very time consuming and in the end, it becomes a job that can eat up a lot of your time. Put a team together before you even start making offers. Accountant, attorneys, starting contractors as well as the bench, subs, back-up subs, real estate agent. Most importantly, get together with some local investors for some lunch or coffee.

Good luck and let me know if I can assist further.
