Hi All-
I am reading, talking and networking. Just moved to New Jersey and am looking for deals and mentorship on wholesaling. Will be launching an LLC and attending local REIA events. I am happy to partner, collaborate, learn and share any information with a network.

Setup your key word alerts on the site and get involved with local REIA can be a great first start. Connecting with a good investor-friendly broker is also the way to find good properties.

Hi Denise- thank you for the warm welcome and I am excited to network with others in the area- as that will be the best resource for local nuances and "how to" questions to ask and such. I will work on the networking in person to better build relationships and find out how I can be mutually beneficial in a partnership. Thanks!

I'm trying to acquire property and would love to work with a wholesaler. Though I need to finance with 203k loan. I would pay finding fee if it cannot happen the traditional wholesaling way.

Hi Shannon, just keep in mind with a 203k loan, you have to occupy the property. Might work with a small multi-family with you living in one of the units.

Hi Kevin! Thanks a lot! Yes I plan on occupying while renovating. Possibly holding for cash flow instead of flipping. Will decide after renovations.
Maybe you can answer this question: I'm finding that properties that are listed are under contract the next day. Do people put in offers on these properties prior to seeing them? How do they estimate Reno costs and ARV so quickly?

Hi Dan! Thank you for the note. We recently moved to the North Jersey area (Hudson County), so more than likely I'll stay within 50 sq.miles of that area to start off with. Thank you for reaching out and I'll send a colleague request. Best, PC
Hey @Paige Clarke, welcome to Bigger Pockets and NJ! Have you made it out to explore the areas outside of the Hudson County area yet? If not, you'll find tremendous differences within the 50 miles you mentioned. Sussex County has horse farms and ski resorts about an hour away from you, and several areas in Morris and Bergen Counties offer the lifestyle of the suburbs with public transit to NYC. Please keep me in the loop once you start wholesaling, and feel free to reach out if there's anything I can help out with in the meantime.
