Newbie from Windsor Mill, MD. Interest in Baltimore investing.

Hello BP!

My name is Karel Sinclair and I currently reside in Windsor Mill, MD. I am a newbie to real estate investing and come with absolutely no experience or money. I am starting from the beginning and would love some guidance on where and how to begin. I’ve been reading the free eBook and so far I think my interest right now would be wholesaling single family homes in the Baltimore area. I would eventually want to work my way up to flipping and I do have the intention of getting my real estate license but it’s so expensive right now. Anyways, I found this site after doing some research on a free seminar I attended. I think it may possibly have been a scam or rather just a waste of money but I digress. I was excited to find this site; it seems chock full of information but most importantly people wanting to help. I’m ready to get started and committed to making this work not just for me but also for my family. I know it’ll be hard work and from what I’ve read and heard wholesaling may be a simple concept but not easy to do. I’m going to need all the help and support this site appears to provide. Welcome and good luck getting started.  There are a lot of great people here on BP and locally in Baltimore who are very generous with their time and knowledge.  Do some networking on here and in person and you'll quickly get a feel for who's out there doing it.

You hit the nail on the head when you said that "wholesaling may be a simple concept but not easy to do" - it can be a grind but a prosperous one if you stick with it.

    Hello Karel, welcome aboard, there is tons of information on this site. Take advantage of the podcast as well as the forums to gain as much insight on investing techniques as possible. Real Estate is vast and can be overwhelming if you don't a particular stratergy or niche. Once you find a niche, having a mentor in that niche is equally important to your success. Such will save you time, energy and resources.  I am a wholesaler and buy and hold investor here the Baltimore area. We also teach the art of Whosaleing at our FREE workshops in which we have one coming up. If you are interested reach out for more info. In the meantime, whatever you do Stay Encouraged!

    @Jamal L. Thank you for the encouragement. I would love to attend your workshop. Wholesaleing is what I'm interested in and I think this would be a great opportunity to see what it requires so I can make an informative decision. Also I think it would be a great chance to meet fellow investors in the area. I listened to a podcast which recommended attempting to add value to fellow investors who could be possible mentors and although I don't have money right now I do have time and the desire to learn.

    Hello, Karel, I started my Real Estate learning process about a year ago. There are a couple of Baltimore area real estate investors meetups that are free. They are good place to start. Check MEETUP, you should get the info. Or you can send me an email, will let you know the detail.

    Congratulations on your enthusiasm and getting started.

    I haven't read the free ebook and I don't know who wrote it, but I deduce from many posts that I read that it is dated. 

    Wholesaling is a business in and by itself not a transition strategy.  Like any business, you have start up costs and a learning curve.  As someone who has operated a robust and successful wholesaling business for over 10 years, if your goal is to eventually fix and flip, might I suggest that instead of bearing the cost and frustration of attempting wholesaling, you become a bird dog for the dominant wholesaler in your market:  

    Your out-of-pocket is minimal; you will learn from someone who knows what he/she is doing; you'll learn a lot about the market; you'll avoid making a mistake that can get you called in front of your state real estate board; you'll get paid to do it!

    @Xiaomei Xue Thank you for the info. I did search "meetup" and found several options. I intend to attend my first meetup tomorrow with the BWI team.

    @Account Closed Excuse my naivete but what is the difference between a wholesaler and a bird dog?

    @Ned CareyThank you! I read your profile and saw that you yourself are a wholesaler. That's the area of real estate I'm interested in. Are you a part of an investor meet up? Any tips or advice? I will be taking a look at your blog.

    @Karel Sinclair I have been to all the investing groups in the area and spoken at many of them. Currently I am most active at the BWI meetup. (Google it). Lots of BP members show up there.
