Hi, I’m Karen Bowser and I’m recent to wholesaling. My focus is on properties in and around Hempstead, Long Island. Long term I want to buy and hold property in various locations.
I learned about BiggerPockets from a trainer at a real estate class. After looking at some of the discussions I decided it was time for me to post my intro! Glad to be a part of the BiggerPockets community.

Hello and welcome to BP! Location is the important thing for you. I have never been east of the Mississippi River so I cannot get specific with you except how long of a drive are you? How's the market(s) there? Make sure it's diverse and has a growing population. Just do what is normal for that neighberhood. If it is far away, then definitely hire out to a mange company so the property maintenance is somebody else's problem.
Just focus on income production. Get a loan pre-qualification letter. Make sure it already will tell how long it will take to get a loan and the maximum loan amount. Do not try to do everything yourself. Do not get distracted too much. Amenities a plus or a minus? Know all you can about them, the amenities. Good luck to you!

we bought a bunch of properties in Hempstead. Be very careful in the Village of Hempstead. They are very difficult to deal with. We avoid the Village now.

@Michael PInter, what type of difficulties did you encounter? I have a property under contract right now. Hopefully I won't be blindsided by any of the issues you faced. Any heads up is welcome.
