    Thanks William! Could you please guide me to the right direction where I can flip houses without using my own money and where can I invest in cheap houses so I could lease them later

    most houses are found on the MLS (har.com) for the houston area

    attend some local REI clubs.

    google search "real estate club houston" and you will find a number of clubs in the area.

    in order to get some deals done without your own money, you will have to network and find the people that trust that you can get a job done on your own, or research Hard money loans. 

    With hard money loans you can get the cost of the house and repairs covered, but you pay a premium, so make sure you evaluate the properties before you go this route.

    Hey, welcome Zeeshan Maknojia as you can see here you can find great mentors, partners, teammates and friends. We are focused in buy and hold but we will do flip as well. For financing we have used our own money, hard money and also traditional. If you have any questions with any of these please feel free to message me.

    I would not spend money on guru training, but that is my opinion. You can learn so much from BP that you don't need to spend $20,000 on any "expert" to tell the same info freely shared on here. Listen to the podcasts starting with the first one and by the time you get to the end you will be glad you saved your money. Those dollars can be spent on acquiring property or marketing. There are lots of free learning opportunities around Houston. Just look for meet ups around town. They are great for networking. Once you start going to them you will start to see that a lot of the same people attend them. As you get to know them you will learn so much just from networking with other investors. Welcome and hope to see you around.

    If I were you I wouldn't invest in any of those programs. You can learn a lot from the forums, podcasts and visiting REIAs. All of this is free and you could use your capital towards a deal.
