Hello!

Our names are Kelly and Trino. We are from Omaha, Nebraska. My husband, Trino, is a dentist in the Omaha area. He owns his own Comfort Dental practice. I'm currently a school psychologist, but I'm transitioning into a full-time real estate investor. We have a 2 year old daughter and one on the way! Our journey has brought us to Bigger Pockets, and we couldn't be more excited/nervous.

We are new to this community and about 6 month old landlords. Our transition into leasing was pretty easy, because we bought a home while Trino was still in school back in 2013. In April of 2016, we purchased a new home and rented our first one. We are cash-flowing $333, and have been addicted to learning as much as we can about this vast field of real estate investing. We are in the process of purchasing our first duplex, and will close the deal on December 22nd if all goes well!

We are here to learn and connect with all of you wonderful people! The podcasts are awesome, and have been a source of excellent information. We frequent Nebraska and surrounding areas such as Denver, Des Moines, Council Bluffs, Kansas City, KS and Missouri. We would love to get to know you and see you in the Marketplace.

    Welcome @Kelly Nuno! You've come to the right place to learn. Bigger Pockets has a ton of great people. (And a healthy contingent of Denver people if that's one of the areas you're interested in.) You just missed Denver's BP meetup, but you should definitely come to the next one if you're in town.     Welcome @Kelly Nuno , and congrats on the growing family.  I love Duplexes myself as they tend to cashflow better than single family units and don't require twice the upkeep.


    Are your properties in Omaha?

    Welcome to the group. This is a great place to learn. I also invite you to Check out the REIA which meets the third Monday of the month at the West Side community center at 3534 S 108th St. Starts at 6:40 pm and goes until around 9:30. I usually attend along with about 40-50 other investors, realtors and contractors.

    We work in Eastern Nebraska, Council Bluffs, and Kansas to Kansas City. Looking forward to meeting you in the future.

    My wife and I are in the process of getting our first rental and are also expecting a little one here soon (our first)! I am so thankful for biggerpockets and how much it has prepared me to start looking and purchase my first deal.     welcome @Kelly Nuno!  This is my first year of investing and currently have 3sfr's.  I would like to graduate up through the multi family ranks of buy and hold so I'm excited to hear your future stories.  Don't know if you'll be in town but I plan on good by to my first omaha reia meeting this month and I encourage you to do the same.  Good luck!

    Welcome to both of you. Nice to see other other new real estate investors in the area. Ive only been doing it for a couple years, I have 4 rentals in Omaha and so far so good! I was the same way, I listened to the first 100 podcasts pretty quickly. Podcast 61 is my fav, it goes on for 2 hours because the topics and insight are so good (and them arguing lol) Ive listened to it atleast 3 times, might be time to hear it again. Allot of good knowledge in them. Cheers!

    Omaha's a pretty solid market for rentals, especially if you have solid income to fuel expansion, you can do so a lot more aggressively than most markets with our lower price point entry. 

    Thought that said, prices are a bit on the high side at the moment but they are still managable if you subscribe to the steady-does-it model vs buying bargains at every turn. So welcome to the area. @Chris Rodriguez has built some duplexes before and I agree that's a good strategy if you can't find duplexes to acquire. The numbers on multi's are still decent.

    @David Chan, thanks for the insight on the Omaha area. We experienced how quick a bargain duplex can fly off the market.  We haven't considered building investment properties, but it sounds interesting.  How long have you been in the business?

    @Kelly Nuno I've been in the business for 6.5 years. I am 90% in Dundee with a few sporadic homes out west. Mint Omaha (MintOmaha.com) is where you can see what we've done so far.

    The market condition right now is that homes in the right area or right remodel can get into competition almost immedidately. Of the 4 homes I bought this year, 3 were within 24 hours of listing and even then all of which were in competition. But then again, I am in Dundee. It's a very competitive market here, but I can't complain the effect it has on my exisiting portfolio.
