Good Wednesday morning,
My daughter will be attending the university in Denton for possibly two or three years. I feel it would a great opportunity to buy a small house or a town home around the area . If you are active in that area or you know of someone please share some info. If the property needs some small amount of work I am okay with it.
I am in Denton and it's mainly the area I cover. Right now Denton houses are definitely at a premium unless you can find one needing work and even then they are going fast. Rent prices are also high so finding the right house is probably worthwhile even with the crazy prices. I'm assuming you are looking for 3/2? Also when you say some work how much work are you willing to do? I looked at one yesterday that can be had for a good price but needs a lot of work.

I have lived most of my life in Dallas County all of my life except for the years I went to college in Denton and got my degree (in 1980) and am talking to a friend that has lived in Denton all of his life (about 63 years). I do not have any experience their in real estate because I believe it has many opportunities. A college rental unit usually rents by the number of bedrooms so they tend to bring in more income. That area is diverse enough to have much to choose from and I think they will continually be OK. The longer you keep a place, the better your overall return will be. I remember at that time I paid $160 per month for a duplex unit that was about a half mile from campus. It was nice to be a 15 minute walk to school. I do not have much experience at investing but I think there are many opportunities in Denton.
