Hi, I'm relatively new here. I've been checking out the forums and the webinars for a few week now.

I have had a few deals in the past, a flip (that went well)  years ago and renting my house when I moved to another place but nothing real serious. Now, I want to get serious and make a business of real estate investing. I'm mostly interested in buy and hold but possibly a few flips as well.

I live in Denver but am planning to move to Maryville/Knoxville area in the next year. I am selling a few properties in Colorado and will have significant profit from a mountain property that I want to re-invest in the Knoxville/Maryville, Tn. areas through a 1031 exchange. I am gathering as much information as I can about 1031 exchanges and I know I have a pretty short time frame to put the money into new investments, especially considering I don't live in that area yet.

I am reading and researching the area as much as I can and I do have a good realtor who is helping me look for a residence for me to live in and rental properties. I am researching Zillow daily trying to get a good understanding of  pricing and neighborhoods and rental rates in the area but not being there and knowing the "lay of the land" is concerning.  Please let me know if you have any tips or suggestions on how I might better do this.

Thanks!

    Hi Jen,

Good luck with the move! I would first recommend speaking with your trusted advisors about the possibility of a 1031 Exchange. Second, I would recommend you speak with a Qualified Intermediary. They can guide you through the process.

Thanks Dave! I'm excited to learn all I can and meet as many people on here as I can. I'm amazed at how much information there is in the forums, tools and books here on BP. I'm excited!

    Hi @Jen Rogers

When you get to Knoxville, let me know and we'll get coffee. I live in the west part of town right off I-40 in a neighborhood called Crestwood Hills. It's an older neighborhood built in the 60s. I have 5 rentals, but now I am focusing my attention on acquiring multifamily properties. The deal flow is very low in Knoxville in that area, so I am focusing around the southeast. If you're interested in learning how you could invest in multifamily, let me know. Good luck with your move and I hope we can connect once you arrive.

    Hi Chris,

Thanks for reaching out. I appreciate it. Congrats on having 5 rentals. Thats fantastic!

I will definitely contact you when I get there. I'm actually very interested in multifamily. I have never done that before, only SFR, but I would really like to explore multifamily properties and options for that.

I look forward to having coffee. Thanks again for reaching out to me. - Jen

@Jen Rogers I can vouch for @Chris Eaker he is a great guy!  He has helped my wife and I as we are getting settled into Knoxville.  Feel free to reach out if we can be of any help.   @Chris Eaker we need to hit the crafty bastard up here shortly and trade some more tales of deviant GC's and old houses.

Hi Darin, Thanks for that. So, are you settled into Knoxville now? How do you like it there?

@Jen Rogers  Horrible.  All of the activities to do outdoors, people always lending a helping hand, weather is not boiling hot,  too many breweries and you never have to wait for 2 hours to sit down to dinner.  As you can see it is just dreadful.  hahaha  We are loving it.
