Salutations all, I have read a few introductions to clarify what I need to put here.  I am still not sure if this is too much information, or irrelevant so I will be breaking everything into paragraphs.

I have been here about a year, I have been awful about introductions, commenting and sometimes lurking.  I have spent most my time devouring audiobooks and podcasts for commute and at the job.  By the time of my first deal my banker, and real estate agent was fairly impressed with my knowledge of the process.  Now however, I have started to hit a plateau.  My hunger and motivation outstrips my knowledge and funds on where to go next. I have demanded of myself to get one deal or partnership by the end of this year.

My reason why is strong.  I am currently 34 years old as of this post. I have had 5 heart surgeries, I have degenerative arthritis, I am on the autism spectrum though I am high functioning, and had to deal with a chronic depression for about as long as I can remember.  All that said I am not a victim of circumstance.  I crave the freedom to live my life, and not to inevitably be a burden on society. Ben Leybovich's story was like lightning for me. I count him as a personal hero and I am trying to more or less emulate his strategy.

I am looking to become more active in my local area.  I have wanted to be seen as a professional, and someone who follows through with what they say they will do.  My schedule is finally set, my commitments are organized and I am ready to start this with all I can muster.  The most valuable asset right now is time. I have Tuesday through Thursday off leaving me time to conduct business in person.  So far of my strong computer skills have made me more analysis driven.  I have lived in Northwest Arkansas for over 7 years now.  The area has phenomenal growth, both economically and commercially.

That is all I can think of for now. Apology if this is too long winded.

Welcome John, I live in central At, been part time investing, for a few years now. 53 SFH rentals, some in partnerships , some in personal, Some in trust and IRA. Still count myself as a novice, but will help in any way or just enjoy conversation about rentals.

    Welcome to the forums John! Where abouts in NWA are you focusing? I'm still fairly new in my investing journey as well and haven't hit the plateau yet but I'm trying to prepare for it. We are having a local BP meetup here in a couple weeks, it would be great if you would join, maybe you could pick up a deal or some ideas on how to keep moving forward. Hope to hear from you soon!

    @John Peine, welcome!

    I live and invest in Fayetteville. I got started much later in life than you did, and currently have three SFH rentals. Happy to share any knowledge I can with you!

    As someone that is struggling to stay on track for my RE goals while dealing with a chronic illness, I know the struggle. We have it harder, yet need the results even more than the 'healthy' person.

    Wishing you the best of luck in achieving your goals!

    Thanks all. I have really enjoyed the civility and fellowship here.

    @Dustin Davis I am looking primarily for buy and hold, multifamily residents. I am wanting a small apartment complex for my next deal but I can go down all the way to a duplex. I have been super hit and miss about going to the NWA REI because of work hours. But my job has recently changed allowing me to come more consistently.

    @Fradel Schaechter its best to find someone or something to keep you accountable.  That is why I am looking for partnerships at the moment.  I think I could provide a lot of value and having a "job" would keep me consistent.

    Update: I made my first "for sale by owner" call.  Currently they have an offer but I am just happy I got off my duff during my 2 week vacation.

    @John Peine Good you made that first call (nice to know they didn't 'bite'!) and hope you come back here to update us with more progress.

    Great work!
