Hello BP members!
My boyfriend and I just purchased a duplex in Clifton/Aldan, Delaware County, PA. Potential to convert basement to a third unit. For now we're planning to house hack and BRRR. As this is out first venture into real estate, we're looking to learn, network and exchange thoughts/ideas!
Currently 1. looking for contractors in the area for updates and 2. confirm what we can get in rent for a 2b/1b unit walking distance to the Clifton-Aldan train station and the 102 light rail.
Lastly, I welcome any thoughts on conversion to a triplex down the line.
This is a great place to learn and network. A lot of forum members are very knowledgeable in their respective fields related to real estate investing, whether that is real estate sales, wholesaling, flipping, rentals, lending, self-directed IRA and Solo 401k investing, or tax and legal guidance.

2/1 in Clifton/Aldan should get $900/month no problem. That's what I get for one of mine in Collingdale and Clifton is a bit nicer of an area. I may even have some rental leads for you.
Triplex conversion in my experience is difficult. Unless it is already zoned that way, getting the zoning appealed and changed can be quite the process. I would definitely find a lawyer to help with this. Unfortunately I went through 2 lawyers before I decided to stop trying to switch a property from a single to a duplex, so I don't have any recommendations there. If you are patient and can find the right help I am sure it can be done though.

Check with Clifton/Aldan to ensure the basement can be a living space. Some municipalities specifically exclude basements as living areas. Others require them to be at grade and separate from combustion (furnace, water heater).
