With $20k to invest you'll almost certainly need financial leverage (i.e. a mortgage or Hard Money Loan).  My suggestion would be to use that as a down payment on an owner occupied house hack, then refinance, rent, and repeat.  Good luck!

@Byron Brock there has been a lot of advice provided here and you should def start with asking yourself what you want back from your investment. If you want ownership for ownership's sake then maybe making a downpayment on a home is preferable. However, if you want to generate income from your investment, looking into options such as rental properties, family homes, etc can be another option worth exploring.

I wish you the best of luck, if you'd like to talk about it more feel free to reach out.

@Byron Brock I think what @Russell Brazil was referring to was buy a SF home on an owner occupied loan then rent out rooms for income, which many first time investors do. (But he would have to clarify exactly what me meant)

Homes in the 50-70k range usually in B-\C neighborhoods with enough left over for closing and reserves. Crowdsource deals (eg crowdstreet, equitymultiple) or loans (eg patch of land) or Reits. General personal finance wisdom would also suggest having an emergency fund first and making sure high interest debt is taken care of.

You definitely can put that down on a house (multifamily) of Cleveland suburbs. That's what I would do.
