Hi all -
I'm a newb to REI and have been doing a lot of research lately - podcasts, books, forums, articles, etc. I'm excited to be here and start building my network and continuing to learn more.
A little bit about me - I'm a college grad originally from west Michigan. I just moved to Charlotte, NC about 8 months ago. I work a day job in Human Resources for a small firm in the Charlotte area and I do enjoy it but ultimately, I want to be my own boss and work for myself. I want financial freedom and I am going to achieve that with real estate investing.
I am going to buy my first property this year and I'm here for any/all advice, suggestions, etc. Once I get my feet wet, I'm ready to take off and hopefully help others as I learn more and gain some experience and traction in the real estate game.
Again, so excited to be here and can't wait to connect with many of you!

Hi Lisa welcome to the forum! Are you a first time homebuyer? If you are I can give you the number of a lender I'm working with for 100% financing on your first home. It's a great product the address just had to fall under certain census criteria.

Hi @Lisa Smith welcome to Charlotte! It's a great city, lots of growth, young professionals and plenty to keep you entertained! My husband is actually in HR as well! Small world.
As I'm sure you've noticed, there's a ton of different ways to invest and tons of financing options. The trick is to narrow it down to what works with your finances, goals and comfort level. The most important thing is to start!
What area of Charlotte are you looking at for investing/living?

Definitely - my boyfriend and I attended the 90 Day Webinar last night and it was awesome, certainly added some fuel to my fire.
Ideally, we are looking in areas close to South Park/Plaza Midwood. Right now, we are planning to do more of the "house hacking" route and would live in the property and rent out other units/rooms so looking for something close to both of our jobs which are in those areas (as we would prefer a shorter commute).
@Lisa Smith I love the strategy. I think it's a great one for people just starting out. It's an easy way to build cash quickly when you live for free or are even paid to live there. Southpark/Plaza are great locations, each offer different things. They are similar price points, although Southpark is on average probably higher than Plaza Midwood.
One other thing to think about with the lending. If you do go 100% financing, that interest rate will most likely be higher than with a down payment option. If you don't have cash to start out, it's certainly amazing and gets you started. I wouldn't recommend it, though, if you have options. Just my two cents!
@Laura Shinkle I certainly appreciate that! We will likely be working with about $10-20k for a down payment on our first property (depending on how much it is and whether it needs repairs, etc.).

Like you, I am also new to the RE scene here in the greater Charlotte market. I've gone through the purchasing process a few times now and am currently listing my properties for rental prospects.

@Lisa Smith currently my investments are in the Asheville area (that's where I'm from) but I'll be looking to purchase in the Charlotte area this year. Being self employed has made traditional financing a little challenging for me!
