Hello BiggerPockets Community!

My name is Andrew Daus, and I'm new to real estate and currently living in Gilbert, Arizona. I don't currently have any background in real estate, but I've been listening to lots of episodes of the BiggerPockets Podcast and I'm eager to get started investing in real estate! Originally from Springfield, Missouri, but moved to Arizona for my Master's degree in hydrology, I am currently working as a hydrologist for a water resources engineering firm in Tempe.

My current goals in real estate are to start out by BRRRRing SFHs, work up to BRRRRs for small multifamily properties, and eventually get into larger multifamily investing. I'm currently looking in the Phoenix Metro area (Phoenix, Glendale, Scottsdale, Chandler, Gilbert, Mesa, Tempe, Queen Creek, etc.) as well as within a 2-hour or so drive from Gilbert (Tucson, Flagstaff, Florence, Prescott, etc.) So any thoughts you have on those markets would be much appreciated!

I actually found BiggerPockets after someone had mentioned that I should rent out the spare bedrooms in my house to help cover the mortgage. After Googling this for a bit, I came across house hacking, and research on house hacking brought me to BiggerPockets!

I've saved up approximately $35,000 to put towards real estate. My plan is to network on BiggerPockets with agents, conventional and hard money lenders, property managers, contractors, and other investors to try and form mutually beneficial relationships. I look forward to becoming more active in the forums, asking thoughtful questions and trying to answer the questions that I can.

Feel free to ask me questions and I look forward to your responses and becoming an involved member of BiggerPockets!

@Andrew Daus welcome. I too am fairly new here in the BP arena. I'm a native of Tempe. Also a total noob at REI but havee been poring over podcasts, blog posts, forums, real estate sites, etc for the last couple months. I too am super interested in BRRRR and hoping to get started next May/June with about $35k or hopefully a bit more. Looking forward to following your REI journey and learning together.

@Andrew Daus and @Geoff Husa I'm also looking to invest in the Same areas. However am leaning towards buy and hold MF for now rather than BRRRR. I Currently live in LA so am hoping to come and check out the Phoenix market in the near future. Plan to purchase at least one property before the end of the year if we can find right property. I look forward to seeing big things out of you both!

@Andrew Daus Welcome to BiggerPockets.  It is a great website and platform to share and learn. Also, it is a great website to network with local investors.  If you are interested, I host a meetup every month in Mesa.  Here is a link to my next meetup: https://www.biggerpockets.com/...

@Geoff Husa Thank you! I actually lived in north Tempe (McClintock and Apache) for about two years before moving out to Gilbert to buy my first home. I liked living 5 minutes from ASU's campus as that meant good bars and restaurants were nearby. Looking forward to learning together too!

@Dmitriy Fomichenko Thank you! And thanks for the tagging tip! I figured with the "@"  was the way to tag someone so they get notified, but I wasn't sure.

Hi Andrew, my name is Lisa and I live in Flagstaff.  I am new to learning about real estate investing and am interested in chatting with other folks in AZ who are looking to invest here.  Flagstaff properties don't seem to be that great of a deal, so I am curious about Phoenix and other areas of the state. I have just started listening to a lot of the podcast episodes as well and I am excited to begin investing when I feel ready enough to not lose all my money. :)  Thanks for posting!

@Lisa Shows great deals are usually not easy to find if there are a lot of people in your area looking for them. So whether it is in Flagstaff, or Phoenix, or Tucson, or any of the smaller cities in Arizona, most real estate is being sold at market value. In order to find great deals nowadays, investors need to have sources of finding under valued properties or figure out a way to force appreciation to make it a great deal. The same in Phoenix. The same in Flagstaff.

If you haven’t connected with investors in your area that are making money investing in real estate yet, I would encourage you to do so.

Hi @Jesse Daconta, I don't haha. I always thought my last name wasn't that common, but perhaps it's a bit more common than I thought if you know another Daus!

Andrew, I have a pretty experienced contractor in my hip pocket.

Finding good deals here is pretty competitive.

Getting a great down payment, money source, and earnest money ready in an hour is KING!  Cash talks in buying properties, sellers want their money quick and easy, no loans , if your contractor can save you all the inspection delay great!

Deals here go in hours not days,  tons of wholesalers, tons of properties for sale, if the deal is great the wholesaler is keeping the deal!

But big money in this area . Lots of people moving here daily, lots of tech jobs here. Lots of California , and Nevada people moving here.

Great job you have, great city that you live in, One of the best in the nation!  I'm in San Tan just 20 minuets away.

Pick every ones brain and get a great R.E. agent to direct  you so don't make any really bad decisions!

    Good luck

    dave
