Newbie Here ! Looking for connections & investment areas

Hey everyone! My name is Alysha Johnson and I am just starting out with my investing portfolio and thought who better to start it with than you all! 

My family and I recently moved to Dallas, Texas from Atlanta, Georgia. I am currently a second grade teacher looking to turn real estate into my full time day to day career. I would me great if you all could help me out with 2 things. 


1. I have asked my lender to recommend a good place to invest here in Texas. He advised Waco, Texas. I'm wondering if anyone else may have some insight on key areas in Texas that I should look into? 

2. What is your number one advice you would give to a newbie?

My number 1 advice would be to pick up the phone and start calling sellers. The more comfortable you are talking to sellers the better off you will be.
