Newbie in Valparaiso, IN Closing on First Deal

Hi BP Community!

I'm so grateful to have stumbled across this fine group of people on the internet. It's truly been a gift to glean so much wisdom from both the site's original content and the forums to help me get started on my REI journey.

I close on my first buy-and-hold rental property in 10 days and MUCH of that is due to the gained knowledge and confidence I gained from this resource.

I've been applied the knowledge gained to analyze my hometown and surrounding area. I live in Valparaiso, Indiana, and have looked at homes in Chesterton, Griffith, and Crown Point as well. This is where I grew up and so I'm pretty familiar with the neighborhoods and school systems.

I initially was looking for small multi in the area, but I quickly saw that they be at the top or outside of my budget of $300,000 for a rent-ready multi. So Single Family became my focus. And with rents rising in this area, I saw that there were some decently cash-flowing properties near the downtowns of the "major" cities in the county.

I am curious to have others weigh in on how I've analyzed my first deal!

Single-Family
Near Downtown Valparaiso, B neighborhood
3bd/1bth
900SF
PP: $150,000
DP: $37,500 (25%)
CC: $5500
Rehab: $7000 for light cosmetic fixes and couple appliances replaced, doing self
Est. Rent: $1350
Vacancy: 5%
Capex/Mtnce: 10%
Tax: $2700
Ins: $450
Finance: 30yr @ 3.625% Fixed
Mgmt: Self
COC: 9%

I know it's not a home run deal, but I'm excited just to take the first step in investing and managing a property. Any thoughts on the deal?

Once I have the property leased up, I'll likely be on the hunt for another. I'm considering using a HELOC on my primary property which would give me about $80k for the next deal.

Anyways! Just dumped all that out in the open to share where I'm at!

My primary job is as a freelance commercial cinematographer, and from that line of work, I always loved turning digital acquaintances into real-life relationships. If any one in The Region ;) – agents, investors, contractors, wholesalers, etc – would like to connect, I'd be happy to buy you lunch!

Congrats, Brandon!  I'm a fan of Valpo and that is a decent deal to get started.  A couple of things I would check.  Insurance might be a little low at $450.  With that being said, $1350 could be conservative on rent as well.

Happy to connect.  I'm in CP

@Jake Rhodes Thanks for weighing in! So, my final quote from my insurance broker is actually $444. Attached is a screenshot of the basic policy coverages. I'm definitely not an insurance guru, so I'm totally open to feedback. I went throught the same broker who supplied us with our primary homeowner insurance.

Do you see anything that's off?

As far as rent – I'm thinking I'll list for $1400 and see if I get leads, and lower accordingly. It is a pretty tiny home, so I'm being a little conservative on the estimate.

@Brandon Mattingly congrats, sir! I'm a fellow Northern Indiana investor, mostly in the Warsaw to Fort Wayne corridor.

Your analysis looks pretty good as long as your income estimates are on for the city. I would recommend bumping up vacancy to around 8% for the area. I've found that it takes longer to turn over SF between renters because either 1) there's just more stuff (more swinging doors, garages, bathrooms, etc) or 2) there are fewer qualified applicants at SF price point.

Otherwise really great work! This deal should still work out well, and you were right to take action. Hit me up anytime.

    All the best,

    -Grant

    @Grant R. Thank you sir!

Appreciate the input on the vacancy rate. My thinking behind that is the fact that rental inventory is low right now and have heard (and seen) people have no issues getting high-quality tenants lined up. That may be thinking a bit short-sighted and starry-eyed though. So I'll likely adjust.

Follow-up question: Is figuring 8% essentially account pay for 1 month PITI for turnover each year? If so, it feels a bit odd to assume I'll only have tenants who stay for a year a time. Does this vacancy percentage traditionally try to build up to cover the PITI and the turnover costs (paint, flooring, etc)? I haven't really wrapped my head around what I'd be setting aside the money for yet.

    TIA!

@Brandon Mattingly Congratulation! It seems like a pretty good deal, particularly knowing that it is near the Valparaiso downtown area.
I am your neighbor and fellow investor from Chesterton and I will be closing my first duplex in Portage in a couple days. It's been an exciting journey. Let's connect and help each other.

    @Brandon Mattingly No problem, sir!

Regarding vacancy, you would start with your lease term (1 year), then add your estimated turnover time (repairs/cleaning, interviewing new tenants). Ideally, this is 2-3 weeks, but "ideal" in this business often feels mythical :) For reference, 1BR apartment complex owners use 5% vac rate in this scenario.

You should never assume your first tenant or anyone thereafter will stay longer than their original commitment. So count on an annual turnover rate. My first property was a single family, and my first tenant broke their lease; left after 7 months. When the whole dream of SF is to find someone to stay for 10 years, this didn't feel great. This is where the vacancy rates helped protect me. Try not to make margins so thin that they don't reflect the real world. It could be 4 tenants before you find a solid long term renter. And that's ok.

Just a couple reasons why I recommend using 8% vac For SF in our region. That gives you an extra 10 days above the small apartment vac rate to handle any extra hurdles with a larger property and a smaller tenant pool. Hope that helps!
