Tucson BP community- looking for interest in Vail meetup

Hello fellow Tucson BPers. I am reaching out to gage interest in a real estate meetup in the Vail area. Topics will be multifamily, BRRR and value-add real estate but am definitely open to other asset classes and investing types as well, including flipping, notes, wholesaling, mobile home parks, etc... There will be no sales pitches here- just education and networking. Most importantly, it will be tailored to (but not limited to) those of us that live further out of town in the Vail and Sahuarita areas. I'm looking for ideas on interests, topics and venues. Sorry for the unrefined sheet, but just wanted to show what is happening with multifamily (2-4plex) that are on the market in April this year versus last year. The interesting bits to me is the -67% under contract and +11% avg sales price / +21% median sales price. In the residential SFH market buyers are flocking to certain properties and getting into bidding wars. Would not be surprised if that is happening in multifamily and possibly with new investors coming from other locationss or the stock market. Some of the properties going into escrow are a bit wild to me when I run the numbers, but to each their own.

    The meetup is still on for April 9th 6pm. Jim Garrett will be discussing his experience with BRRR and multifamily.     @Alex Verdugo Thanks-I just posted it the other day and they removed it- apparently it needs to be in the events category. You can also search the local events. It will be an online Zoom meetup for the next meeting.

    I just posted an event in the meetup forum. Nic Cooper, an experienced multifamily investor from San Diego will be discussing his recent purchase of a 24 unit out of state in Ohio.  He is also interested in investing in Tucson and has been coming here once per month to stay up with the market.  He will talk about his experiences here in Tucson as well.  He has been very helpful to me with underwriting and has a ton of knowledge about the market here as well.  This should be a good one.  I will dm details of the Zoom meetup as well to everyone.

    A note from in the scene of SFH market - it is pretty nuts here. I have one couple looking at 3/2s in the $250-315k range and many homes are getting multiple offers first and second day of showings. We are truly operating as a seller's market in the $300k and under range. I haven't been watching multifamily as closely but it seems like they are still active too. Note: we have seen about a 30% decrease in homes listed right now after many people pulled off-market the end of March. I am trying to work with all the tentative sellers to get them to list ASAP (with safety still in mind) if they were interested in the next year or so. There are situations which I think it is beneficial to hold as well, like if you are thinking of upgrading homes and have to continue living in the one you want to sell.

    If anyone has questions, I would love to dig in and find what I can.

    Personally, it is not super fun to tour a bunch of homes right now, but I have a pretty good program for it and feel I am taking as many precautions as I can while still continuing to work. Hope you all are safe out there and excited for the next meetup.

    Thank you all for attending last night. I really enjoyed presenting my BRRRR property and thank you Gerald for the awesome presentation- really enjoyed hearing how you are making it work in our hometown here.     Everyone- I just posted the next Tucson BRRRR and Multifamily meetup for July in the Events Forum. Please note it will not be on July 2nd due to 4th of July week but instead will be the second Thursday of the month on July 9th. Also note that they will not let me post the event in this forum. It is posted under the events forum. I have tentatively scheduled it as an online Zoom event. I have emailed and called the UofA Tech park and have yet to hear back from them so I am sort of thinking about having the event at Serial Grillers but still doing the first half of it on-line for the out of state folks. Let me know your thoughts about this. Also I will be updating everyone soon on the speakers for the event.

    Tucson Multifamily and BRRRR investors. I have our next speaker for the July 9th event. He is an awesome local wholesaler who specializes in multifamily and larger properties. He has been very helpful to me over the last year or so. I will leave it as somewhat of a surprise as far as the name. I think everyone will get a lot of value out of this.
