A rerun to office culture suggests many people who live in Florida will be moving away potentially to the Northeast. What is the best way to market to individuals facing this scenario?

The Florida markets have seen many changes and challenges in the last 5 years. Return to office, insurance, and weather are all impacting folks that are more recent Floridians. There is some relief on the way for the beach-condo inspection front - that issue isn't solved, but likely improving. Days on market and supply is sharply up, even if you skip over those peak demand days of 2020-early 2022 in most of the markets here, and across most of the home types. "Motivated seller" is pretty much a given in the listing descriptions for on market deals in my area (Charlotte and Sarasota counties). Do you have a preference in the part of the state you are looking to invest, aside from the basic financials? Are you considering buy and hold?
