Hi. I sell investment real estate located in the Memphis, TN area, and I target investors in places where investment property is very expensive (like CA). I'd like to know if anyone has any advice on how to use BiggerPockets to find those investors. I haven't used BiggerPockets at all for this, but I understand its a very useful tool. I'm just not sure how to go about getting value out of it. Advice will be much appreciated! Thanks.
Get a pro account on BP and list great deals on the site.
If you list junk though be prepared for someone to state that. I'm a buyer from CA looking for something now so put it up and you will know it's a good deal as several people will respond.

@Regina Sitterley we use direct mail and it's probably one of our top 3 lead generation tools. I recommend it, but it's not enough by itself. Thanks for the reply!
@David Hutson do you feel like the marketplace is effective? Obviously you're there looking. I've posted in multiple "marketplaces" on different sites and have not really had much success. Those sites seem to be covered up with spam, advertising, etc, so I appreciate that BP is strict on that type of activity. MAybe that makes a big difference? I'm certainly willing to give it a try! Our properties are definitely good properties. Thanks so much for the advice!
I can't say how effective it is since I'm not selling but I do look at all of them as they come through so it is effective for me. People who aren't pro can't respond as to whether they are interested or not so I don't really think we can tell how effective it is. If you give it a try I'd guess you would get at least one sale which would more than cover the cost of the pro membership.
I look at the marketplace to see what properties are being posted. It's great to see what people can get properties for and in what areas. There are quite a few wholesalers posting in the Memphis market on BP.
Another note about BP, it is a very large REI forum. You will get a pretty big audience.
Most counties have free online searches now. Not sure if this works where you live, but where I am you can search for property owners and export entire towns to excel. You can sort by duplicates and anytime there is a duplicate you know the owner owns multiple properties and is likely an investor.
