There have been some posts regarding this subject. It involves leasing a property for one rate and then using Airbnb to rent out the units for a higher rent. You might consider that as some swear by it, as being able to earn money without buying any of of the properties, down payments, financing and the like.

It is usually a very highly volatile strategy (high risk) with high leverage. Not something I recommend especially in the DC area.
