Low equity, motivated sellers buy via xfer the deed and take over the mortgage payments; IE subject to.
use redfin.com, search on rental home price range in your area, 3/2, >90 days on market. Use tax assessor to mail hand writtne post card: Hi, I help sellers who can';t sell their homes. Would you be willing to rent till I can buy? Please call Joe or Jane at - phone number -.
The rent questoin is just a simplified way to get a motivated seller to call you back who is open to a creative deal scenario. Then call and "Be the Doctor, ask what their problems are, what they need solved, then offer a multi part offer that includes them signing the deed over and you taking over their mortgage paymetn.. May take till July for >90 days on market to have deals show up.
