Do you ever run across individuals that just have "it"? It's the "it" factor that some people just walk around with, conduct their business with and operate their life with.
My question is what is "it"? Is that years of development? Are people born with it?
Lastly, to be a successful investor do you need to have the "it" factor? Can you be a successful investor and not have that swagger and confidence that those people walk around with?

@Marcus Auerbach I don't think its a "strange phenomenon:" they just stick to what they are good at. Real estate investing isn't for everybody. Also, I'd be surprised if you had 400 "super" agents.

OP your question “IT” relative to investing.
Would say there are two types of IT when it comes to investing.
1. Probably getting this wrong. Dave Ramsey I believe said teachers are among the professions with lots of millionaires. Slow and steady.
The Trash guy in our town is one of the wealthiest people. Has probably the worst house in town, drives the same pickup truck, and is definitely one of the most humble people in town. Keeps buying farm ground as he can.
Culture. 2 parents from Korea. 3 kids. 5 bags of clothes. $300. Today the entire family is worth about $30mm. All of them are quiet. With no outward IT. Have professional jobs including janitor and construction worker for the parents. Moved from house hack to commercial. Slow and steady.
2. IT in capital letters. Need to divide the look between BS and confidence thru experience and skill set.
I always want to know how much is someone worth or what investments or projects they have done. Have they had skin in the game.
Do think some people have it starting off as a kid.
Some can develop it. Either through meat grinder experiences. Which to me is more of a numbers game. Who survived versus who learned. Similar to Marine training. Like the 400 agents mentioned above.
Or doing Toast masters, starting small and adding incremental challenges, until you get past you can see the end of the tunnel to where you keep moving forward because there has to be an end to the tunnel, overcoming Male/Female interaction, scaling to where you realize they are only zeroes same story, getting a team around you for your shortcomings. Most people are either satisfied or don’t know the path.

Although certain features related to the "it" factor may come naturally to certain people, in most cases it's a blend of intrinsic traits and those acquired through experience, education, and personal development. To improve their abilities and presence, a lot of successful people invest a lot of time in their professional and personal growth.
Investing Successfully Without "It"? Understanding and Proficiency Strategy and Discipline Flexibility Connectivity and Teamwork
Although possessing the "it" factor might improve some areas of your real estate investment experience, a mix of abilities, know-how, and character traits will ultimately determine your level of success. People can be profitable investors without necessarily having the conventional "swagger" or excessive confidence. The most important thing is a commitment to understanding, adjusting, and making wise choices in the actual world.
