What’s something small that’s actually helped your investing business?
I feel like everyone talks about the big stuff (finding deals, getting funding, scaling, etc.), but sometimes it’s the little things that move the needle.
For me, it’s been asking better questions when I talk to other investors. Instead of just asking what market they’re in or what kind of deals they like, I’ve started asking what they wish they knew earlier, what mistakes cost them money, or what they’re seeing shift right now. Those conversations have been way more helpful than I expected.
What about you? What’s one small habit, change, or lesson that’s had a bigger impact than you expected?
Do what you say you're going to do. Being honest with others in this space and a person of your word can go a very long way to building long-standing relationships.

here was an e mail I got yesterday.
Thank you Jay. You are one of the only straight forward guys I've met in this process. Appreciate you! Colin
Chris PS this was the deal up north we discussed I funded it myself and got the payoff demand 2 weeks later and looks like a 30 to 40 day cycle for this one.. But it took some doing the one state he lived in you have to file a form with the state for high cost loans IE over usury rates and then the other state where the property was you need NMLS and state License to do the loan other wise case law is on the books that the borrower can have the loan completely wiped out and lender is out everything.. So took us all a while to put it together on the front end but its going to work and this guy is getting one heck of a smokin deal. The tax value of the building was 5.5 mil as was the insurance and we had a 300k first pretty solid. i just ended up doing this for a flat fee that everyone was happy with..
