Any must-read book suggestions?

Question

I'm looking to get into real estate investments, mostly flips and wholesales to start with and work into buy and holds into the future. Does anyone have any recommendations on books that are a must-read for a real estate investor? I know there's a bunch of motivational type of books, I'm actually about to start reading The Miracle Morning. I'm looking more towards the real estate side of things. I feel like this post would help a lot of other beginners other than myself as well!

@Hunter Groover I am a big fan of the Loopholes of Real Estate Investing  by Garrett Sutton. It really helped me understand the asset protection and entity setup part of the REI world.

If you plan on wholesaling and flipping, you'll need to know how to estimate rehab costs. BiggerPocket's books The Book On Flipping Houses and The Book on Estimating Rehab Costs by J Scott are a must have. You can find them here.

While not specifically real estate focused, but both talk about real estate, Rich Dad Poor Dad and The Richest Man in Babylon are both good books to read.

Hello and welcome to BP!  Rich Man Poor Man and E-Myth are highly recommended on BP Podcast.  Beware of wholesaling itu takes a lot of work and the right attitude.  There is a lot of competition.  Location means everything.  The numbers are important on every deal you look at and make sure you are looking at real numbers.  Team members locally are very important.  Just do what keeps you the most productive.  Be patient and consistent.  Trust your gut.  I am 59 years old and I found BP about 6 months ago and I am still trying to decide what I want to do.  I got a business degree in college with an emphasis on real estate.  I have been in the construction since I was 17.  My Dad was in real estate for about 40 years and I learned a little from him. @Hunter Groover This might be obvious, but the BiggerPockets books are a great resource. I'd start there. You can search through the forums and find a ton of other threads that have myriad suggestions to keep your reading list long, too.
