Hello BP Community,

I am looking to start or join an OC master mind group focusing in commercial real estate (CRE) to surround myself with like minded people. As they say, your network is your net worth.

Using the master mind group as a platform, I am hoping to share CRE investing strategies, learn about different CRE asset classes, use each other as a sounding board to bounce ideas around, potentially partner on larger deals if we have complementary skill sets, and most importantly share our passion for CRE.

About myself - I was born and raised in the Bay Area and transplanted to OC. I am a buy and hold investor. My goal is to never sell, but will cash out refinance and/or use a HELOC to remobilize my equity. I started off in SFH and now transitioned to CRE focusing on recession resistant assets (i.e - apartments, mobile home parks, self storage, and industrial). People always need a place to live, a place to store all their junk, and ecommerce is booming. My goal is to hit 20k/month passive income a month before 35 to leave my W-2 job.

My investment time:

2017 - House hacked 4bed/3ba SFH in Bay Area by renting out individual rooms for

2019 - House hacked make shift duplex in Bay Area by renting out individual rooms and basement unit with separate entrance

2020 - Purchased SFH in OC with intent to build and live in ADU in backyard. Rented out the main house out, but never went through with the ADU once I learned about CRE

2021 - Purchased brand new build SFH in Huntsville Alabama in 3/2021. Started direct mailing campaign and purchased 26 unit apartment complex in OKC in 8/2021 with 66k in seller credit at closing without using an agent. Under contract for a 200 unit mobile home park currently. I've experienced exponential growth in 2021 (10x twice in 6 months) and looking to build upon my momentum.

If anyone knows about any master mind groups, I'd be happy to join one, but if not, am opening to starting one.  Please share your investment journey if you are interested in joining!

At this point, I am looking for a mentor as I am ready to invest. You said it best, your network is your net worth!

      Meetup has some groups, but non have met in person during Covid, so not very active. If you start one, I would love to join.

      Hi @Steven Nguyen- I was active in local OC meetups pre-covid but haven't networked nearly as much since. I would be interested as well in participating in a mastermind of sorts. A bit about me- I have worked in lending for the last 4-5 years, specializing in single family & multifamily portfolio, multifamily bridge & term, and residential investment financing. Spent a brief time working for a public REIT running their acquisitions efforts in Phoenix, buying an average of 16-20 properties/mo and assisted efforts in other markets across the Sun Belt. I personally own a small portfolio in Kansas City with my business partner. Feel free to connect, I'm based in Irvine

      Hey @Steven Nguyen, I'd love to join a local group to share/learn CRE investment strategies or OOS real estate in general. My OOS portfolio consists of SFR, duplex and fourplex. I have looked into small multi-family but nothing has panned out yet. As for CRE (self-storage, etc.), I am still learning about the market.

      Looking forward to being part of a local group.

      @Steven Nguyen - great idea Steve and congrats on the recent success! As they says, most millions are made during the worst of times…as long as you’re willing to take the leap.

      I mostly invest in out of state for long term hold and locally (LA/OC) for new construction and flips. Would love to join a local MMG if you were to start one.

      Hello Everyone!

      I apologize for leaving this thread hanging.  Between getting laid off from my job, relocating to LA and the exponential growth of my portfolio, it has been busy!

      Anyways, now that I have more free time, I am going to start a LA/OC master mind group.  What does everyone think about meeting on a Friday in Santa Monica?   I just want to keep it casual and as a networking opportunity.  Please shout out some dates/times and let's see what we can come up with.

      Venue I'd suggest is - https://1212santamonica.com/.  It has nice outdoor seating with fire pits.

      Hi Steven, I would love to join the meeting. I am just starting out learning about real estate investing and would love to hear more accomplished investors speak in the same space. I have attended zoom meet ups for Orange county but they unfortunately were sabotaged by internet trolls.

      @Steven Nguyen I'm interested in meeting up for a mastermind group in LA/OC. Not sure which Friday you were referring to but I could do the Santa Monica venue you suggested next week. A little background on me - I mainly do multifamily value add here in LA, have just submitted plans to build my first ADU and also have done a couple TIC redevelopment projects.

      @Steven Nguyen - I just recently began working on the CRE side as a broker. My partner and I are focused on value-add retail & office opportunities in OC but often receive referrals for many other product types as well (i.e. land, multifamily development projects).

      I'd be open to any networking events in Orange County from Newport Beach to Yorba Linda.

      Steve, Checking in on your mastermind. I'm starting a Mastermind in Laguna Niguel, if anyone is interested. Thinking an early breakfast meeting say 7 or 8am. I'm a real estate investor since college and a Realtor with Keller Williams. Currently building ADU's for myself and for clients throughout Orange County. Interested in taking action & building up the portfolio of in-state properties. Open to out of state as well. Who is interested in building a network?

      Unfortunately, I had to relocate to Santa Monica in 2022.  I'd be open to a a midpoint location between LA/OC.

      Continuing to experience growth in 2022. Have a 20 unit apartment complex under contract that I am going to BRRRR (purchase price 350k ; 100k renovation; ARV 800k). I also have a 130 lot Mobile Home / RV Park under contract for 2.2 million that is turnkey and looking for some potential partners.
