@John Gordon for flips you will generally report this through S Corp. This has an impact on self-employment taxes.

If you have overhead costs to help you with your flipping activities, you may want to capture those expenses as they will allow you to reduce your taxable income.

Also consider setting an S-Corp to potentially help on self-employment taxes.
