How to find reasonable house cleaners for make ready

Question

So from time to time we get a house back from a rental or we have a house that all the construction and work has been done and we need a good cleaning at a reasonable price. We have had cleaners that do a great job and then the next house doesn’t even look like they swept the floor much less mopped. Also, cleaners seem to just pull a big number out of their hat and see if they can get away with it.

How do you find a reliable cleaner for a make ready?

It's a little tedious, but you can look at AirBNB or VRBO and see the STRs in the neighborhood. Zoom in, then open another window and go to google.maps and find the street, then the VRBO house and identify the address. Then you can either visit the property on cleaning day or you can do it the simple way. Contact the Host of the VRBO and ask. ;-)

Ask other RE Investors or management companies in your area for recs. I have found many "cleaners" are not cleaning professionals. Usually, it's worth it to pay the extra amount to professionals that clean/turn other rentals.

I found mine through other investors and investor facebook groups! The good ones are consistent and have set prices based off of sq ft of the property. Check with a couple, ask for pictures and references of jobs they have done and other investors they have worked with and you'll find some good ones soon!

I've had pretty good luck with craigslist for interior cleaners, but like everyone I had to make them.
