I am a current client of Direct 2 Deals. They have been great to me and my company. I have been investing in real estate for a little over 2 years and have not been able to scale the way I want to due to the fact that I never was able to generate enough “good” leads to keep the money flowing. They have a great marketing team and are very knowledgeable. They know how to set up and run the campaigns on Facebook. I’m not a marketing person or an agency. I’m a real estate investor and they have allowed me  the ability to focus on doing what I’m best at closing deals, helping distressed sellers and bringing value to the communities around me.

But like it’s been said in other post, it takes some time to really gain momentum with this type of marketing. I am now moving into our month with them and we have a 27K assignment and looking at another 20 to 30K assignment. I have never been able to find quality leads cold, calling or driving for dollars. I know that it’s doable but the way Josh and his team make it so easy to just focus on the inbound leads captured from the Facebook feeds is next level for me and my company!

I definitely recommend Direct 2 Deals to anyone that is interested in really gaining some knowledgeable and quality support to generate good inbound leads.

    What type of leads ?

    Travis,

I have not heard of them. I have never needed a lead service. I let people know what type of property I'm looking for and continually look for potential deals myself. I also pay a 1,000 finders fee for any unlisted property someone tells me about that I buy. Once you pay out that finders fee a few times you will have a team always looking for deals.

Never had experience with him or heard of him. You'll see a ton of people make money on the connection to the realtor, investor, and/or professional versus being them him/herself. That being said the leads typically are not the problem (sometimes the leads are bad), it's the conversation to converts the leads. You can have 100 leads and you can be talking to them like they want to sell today, but they are actually 12 months out or 24 months out. Not saying you do not know how to do this, but make sure you pick the right lead source and know what that lead source will be giving you. These might be middle-of-the-funnel leads or top-of-the-funnel, but they have had success from a couple of people. At the end of the day vet these lead gen sites/companies on a short-term basis, then flip to something else if the leads are not working while having the right expectations. Having the right expectations and getting out of a lead gen company when you know it is not the right lead source is critical to the success of the sales/deal.

Yes I've used them and its a big scam. They sucker you in saying you don't pay till you get deal but it then turns into Facebook ads. The leads are horrible and a lot of times are not even real estate related. Such a waste of money. In 4 mos. got 0 warm leads. All were ice cold if even in the same industry. Do not recommend.

Lamassu is great, but they are picky about the clients they work with. It has to be wholesalers, or investors that do volume and poses sales skills. Check out Scott Morse with Lamassu

Update to my post: The Ceo of Direct2 Deals Josh reached out to correct the issue. They have refunded my startup costs and have agreed to not charge our company anything until we get a deal. They are putting us on a different type of lead generation system and hopefully this generates quality motivated seller leads. I appreciate them trying to make it right.

@Steve Gallegos, how is it going now? Do they set up the systems to market on your behalf? Or are they generating leads under they're brand name and sending them to your crm? How does it work? Any insight helps. thank you!

As a current customer, let me share my experience with this company.

Initially, things started off well. The support was solid, and the biweekly meetings were productive. However, after two months, despite no closings, my success manager inexplicably stopped responding to my texts and emails, failing to schedule the promised biweekly meetings. To make matters worse, my CRM was wiped clean of all leads—first about a month into the program, and then again recently.

Considering that I am investing approximately $2,000 per month in PPC campaigns, these lost leads represent a significant financial blow. What’s more frustrating is the complete lack of available support. When my success manager vanished, I found it impossible to reach anyone else in the company. There are no available phone numbers or alternative contacts, leaving me stranded and without assistance.

You can draw your own conclusions. If you’re comfortable paying a setup fee of about $7,800 and an additional $2,000 per month for a service that performs well for just two months before going radio silent, then this might be the right fit for you. However, if you expect consistent support and accountability, you might want to look elsewhere.

UPDATE **** I have been working with D2D for a little over 3 months now. Overall not a bad experience.

They have provided me with an abundant amount of inbound leads that have been generated from Facebook and Instagram campaigns. All through my business portfolio that I created on my meta-business suite that they manage and help create the proper way.

Keep in mind things take time to really launch and takeoff , but with the resources and experience that Direct2Deals has, it makes the process a whole lot easier and something less that I have to handle inside of my business & can now focus on optimizing and being more efficient in the way I conduct business and close our deals.

On another note, if you are looking for qualified homeowners that are seeking to get an offer on their house or sell soon, and your goal is to have the most amount of opportunities to close for yourself and your team, we recommend doing a nationwide, multiple state targeted campaign with Direct2Deals.

They have a dedicated team to handle all questions you may have on a weekday basis through their email support system that they go through Monday through Friday to help you with your success at Direct2Deals.

Not a bad idea, if you’re tired of only doing outbound and want to get your feet wet with leads that come to you.

     Travis,

There are several new  guys popping up in FB targeting wholesalers and investors to run our marketing. 99% of them are not legit.  I got burned over $20K within last 4 months and got nothing from an other marketing company.  They promised money back if I don't close any deals within a month and when I asked for a refund, the CEO said "Oh we cant refund you cuz you are not spending enough for ad" despite the fact that I was spending $2400 a month as ad spend. These people are hiring out of country kids by paying $3 per hour  to do the marketing and pocketing all the money they charge us.  So be careful out there when you choose these people.

    Good Luck

The problem with social media is it is very easy to create a compelling campaign claiming anything for next to no investment.  You only have to pull in a few people to make piles of cash without producing any results . . . it is easy to blame the person that paid for the service for not spending enough or working hard enough.  Money Back claims are easy - except when you are asked for the money back then the excuses start.

We bought into one that is well known and is actively soliciting new members several years ago and found it to be a total waste of money - generic material, generic advice and support that vanished when we did not see the results they claimed and asked for some additional assistance.  When we posted a review, we were offered $500 to remove it and some free material which was worth exactly what we would have paid for it.

BP has given us contacts, information and a network that has helped us get to where we are combined with the local REIGs.  It is a shame that the people that really can't afford the investment that these courses and gurus demand are the ones that can least afford it.  Driving them deeper into debt with claims of big money is a sad way to make a living.  I see more and more of these gurus with Facebook campaigns of late and know that they are reeling in people that are looking for a silver bullet that is not coming.

OK, I will get off my soapbox :)

Hey Ladies and Gents. My name is Josh, founder and CEO of Direct2Deals.

I wanted to provide some clarity on this thread because I know there’s a bit of speculation.

Direct2Deals has been in business for over 2 years and is growing into one of the largest lead generation companies in the space with over 150+ active partners.

We had one client Steve, initially post on this thread about the dissatisfaction about our service. I would agree his accounts performance was under our standard and that is why he was refunded per his update.

I also texted a few of our clients to post some more transparent reviews, emphasis on transparent, on this thread so you get more perspectives (reason for new accounts).

If you think for some reason the “accounts are fradulent” I welcome you to look @direct2deals instagram for matching testimonials. Also you can also look up their names and their businesses and give them a ring for yourself. I’m sure they would be more than happy to speak on their experience.

If any of you have any questions about our program feel free to ask me on this thread or schedule a call.

Wish you all the best and happy investing.

I'll tell you about my experience with Direct2Deals. I Initially had a call with someone who asked some basic questions and offered basic info to see if we were a good fit to have a Zoom meeting. We both determined we were and had a Zoom meeting the next day. On that intial call, the guy said it was $1,500 per month in advertising and D2D took $1k per deal. On the Zoom call the next day, Ben Darji offered two options to pay: $500/day in advertising and we split profit on each deal 50/50, or $8,800 set up fee, $1,500/mo advertising, and $1k per deal. Both options were also plus $378/mo CRM fee. I told him that the first phone call neglected to mention the $8,800 set up fee and the $378/mo CRM fee, and he said "That was just a receiptionist." At that point, I lost trust in the company and ended the call.

I did speak to someone at a company called Motivated Leads. They charge $300 per lead. We scheduled a call and they were honest, straight forward, up front, and professional. I would suggest looking into them if you're looking for lead generation.

I’m working with them now and it hasn’t been a full month and we got one home under contract and sold it the same day. We have received 7 leads in 3 week and sent out 4 contracts and got one signed. So far my experience has been okay with direct 2 Deals

Here's the issue though .... for evey one person that does well, there are 99 that don't.   It is easy to find a few success stories but in most cases, investment funds go up in smoke.  We were sucked into another program which I refer to as an expensive lesson at best.  It didn't bring me anything BP and the local REIG didn't and in most areas less.  There will always be hurus claiming to make you rich for a fee ... remember people like Carlton Sheets from the 80s? ... but knowledge of the market and more importantly the market you are interested in ... is something they can't provide.  Invest in guru courses with care ... there may be some good ones out there but when I hear what many charge, I move along.

    Hello everyone,

Hope all has been well. I wanted to follow up on this thread, as it has been a few months. I few things to mention..

The first is, I'm actually quite proud of this thread. 3 "bad" reviews in 2.5 years of business is a huge success in my opinion as a business owner. Also all the "bad" reviews on this thread have reached out publicly and retracted their statements due to the increase of quality in their experience. Steve Gallegos has even reached out to BP support to delete his comment, but he hasn't received a response back.

Also, I'm pleased to see that a few of our clients saw this thread and posted positive reviews. Additionally, I actually received a report from a few of our clients that they posted positive reports on here to support us and some admin of the thread deleted their reviews. 3 of them to be exact got their reviews deleted. Why are we being censored?

Doesn't matter. Im not going to point fingers or throw anyone under the bus. It could've simply been the forum automatically deleting them because of them because of them being new BP accounts. Is what it is.. but you can see more transparent video reviews on our instagram at @direct2deals.

Additionally, as everyone in this chat is a business owner they must understand the importance of expectation setting. I'm not a guru, I'm not a social media influencer, I'm a business owner of a REI lead generation company. My job and Direct2Deals is not to sell you on the dream of real estate investing..

My job is to provide motivated seller leads to real estate investors at a scalable cost per acquisition. As we all know, the sales cycle.. better yet the cash conversion cycle in Real Estate Investing is quite long. If you plan to join our program and want to get rich in the first month.. please do not join.

You must have at minimum 3-4 months of runway for marketing before even considering a new inbound channel. Once your ads optimize and you're happy with the system and more importantly the cost per acquisition, then we appropriately scale ad spend to scale deal flow. That being said as most of you are experienced in here, I'm probably preaching to the choir.

Wish you all the best and happy investing!

    Josh Rivera
    CEO of Direct2Deals

DO NOT RECOMMEND! I’m embarrassed to say that I paid close to 10k to get going with these guys. I sat through 2 ridiculous training sessions then they took control of my meta account and 4 months later, I still can’t get them off of it. Horrible adds. Cold or dead leads. No deals!!! Then they came back saying I HAD to pay $400 per month to keep my service going after I had expressed my frustration several times. My rep kept telling me they had to “fine tune” my ads…if I would just pay the monthly fee. Now, I get no response when I ask my rep about a refund. Super scammy!
