Should I supply kitchen appliances in my fix and flip at this time?

nearing the end completion my first fix and flip and I'm over budget, is it worth investing in kitchen appliances in hopes attracting a higher purchase offer and attracting more buyers in this market?

It can definitely be worth investing in kitchen appliances, but it’s important to be strategic. In a competitive market, upgraded appliances can help your property stand out and justify a higher asking price. However, if you're already over budget, focus on value for money. Stainless steel appliances often offer a high-end look without a huge cost, and package deals can save you some cash.

Also, consider your target buyer... if you're in a higher-end market, buyers may expect premium appliances. In a more "budget conscious" area, clean, functional, and matching appliances may be enough. The key is balancing what will make your property sell faster and for more versus overspending in areas buyers may not prioritize.
