Investor-Friendly GCs in Montgomery, AL (Self-Performed Labor)

Hi,

I’m looking for a GC or sub in the Montgomery, AL area who actually self-performs their work.

I’ve been getting bids from "paper contractors" who seem to just tack on a 10–15% management fee rather than pricing the actual labor and materials fairly. I’m looking for a crew that has their own employees on payroll for the core work—framing, drywall, cabinets, flooring, and trim...

I understand certain specialty trades (HVAC, Electrical, Plumbing) will likely be subbed out, but I am looking for someone who handles the heavy lifting of the flip in-house to keep the project low cost and efficient.

I appreciate any referrals.
