Renovation timelines every time. Finding deals got harder in SA over the last few years but once you know where to look it's consistent. Financing is solved once you have a couple flips with the same HML. Selling depends on the market but if your comps are right it moves.

But a project that goes 6 weeks over because your flooring guy ghosted or your plumber couldn't pass rough-in on the first try? That's where the real stress is. Every extra week is another $2-3K in carrying costs and now you're chasing your margin.

I've done 22 flips in Texas and maybe 3 of them finished on time. The ones that went long weren't because I couldn't find the deal or get the financing. It was always subs not showing up, change orders after demo, or waiting on inspectors.
