21, just closed flip #1-what systems/software did you use to scale to multiple flips?

Question

21, San Diego. Working full-time as a PM for a local
investor. Just closed my first flip. looking to scale and do more by end of year

Looking to redeploy into the next deal ASAP. Goal is to make
investing full-time within 12-18 months

Two questions:

1. What systems/software actually moved the needle
for you when scaling from 1 → 3+ flips/year?

2. How did you generate consistent deal flow while
still working a 9-5?

3. Should i be going direct to seller, on market, wholesalers ?

Great questions.  I will answer number 2 and 3 with some thoughts for you2.  build a team around you (realtors, lenders, trades) that understand your situation and will operate in a way that works for you.  Also I had great success with my standardized purchase list and decision tree for flips so the trades could make a certian level of decisions without discussing them with me (i.e. I used the same paint color every time, I used the same light fixtured...etc).  You will need a lender who will work quickly and not create delays in your process (pick me)3.  I would do all 3, or pick the one you are most comfortable with.  I give my realtor a 1 page sheet of exactly what I am looking for (buybox)  I then tell them not to bring me any deal that doesnt fit.  That way I don't spend alot of time looking at deals that don't work. Feel free to send me a message and we can chat more!
