National flip margins improved, but Texas metros look tough

Thought this article was worth sharing for anyone following the flip market.

The national takeaway is that flip returns improved slightly in Q1 after declining for a while. The Texas data caught my eye. Austin, Dallas, San Antonio, and Houston were listed among the lowest-margin markets, with Austin at a 2% typical gross margin.

I’m a full-time broker in Austin and have sold two personal flip projects here so far this year. The Texas/Austin numbers generally line up with what I’m seeing. The gap between where you can buy a project and where you can realistically exit still feels pretty tight.

For those actively flipping in other markets, are the national numbers showing up in your own deals this year, or does your market look different?

It varies but tighter. A/B suburbs are the toughest but if you lock up one they sell good

LA is looking rough out here. We've been very picky on which deals to pick up, and with the rates staying for now it looks like we'll continue down this path.
