Do You Plan the Refinance Before You Buy?

For investors who renovate properties with the intention of eventually holding them:

When do you start thinking about the refinance?

Before purchasing?

During the renovation?

After the property is stabilized?

I've seen investors focus heavily on acquisition and rehab numbers but give less attention to the eventual financing strategy.

I'm curious how experienced investors approach this.

Do you build your potential refinance into the original deal analysis? Why or why not?
