Biggest Profit, Cheapest Rehab and Fastest Sale

Of course everyone talks up their profits made, how "little" they put into a property and how quick it was to sell.

Honestly, the majority of the time the thought of "sounds too good to be true, probably is" comes to mind when I speak with a lot of investors.

100% honest, no b.s.

- what is the biggest profit (% on return)

- lowest $$ invested

- how fast it sold

Biggest profit was $67,571.60, before taxes, on a colonial.

Lowest amount invested in a rehab was $25,141.86 for a small ranch. Purchased for $80,000. Made $29,000 before taxes (lowest profit made on a house, but I have only done 4).

Quickest under contract was day 2 for the colonial above. The ranch above went under contract on day 3.

Good work Brian! How has business been in the last year? Here in Denver, getting a flip in the 100s to sell for 300s is long gone. To the point where grabbing rentals is the best investment here in town. What are you focusing on nowadays?

I have only done 4, 3 in the last year. I have and plan to only flip and 1 at a time for the moment. I have plans in the future to grow into many more houses, but for now it works how I have been doing it. I have one under contract to close end of Feb and one in progress.
