One of the costs that I have had the greatest difficulty controlling is my water bill. If it's not a leaking toilet (I can fix that) it's tenants using hot water to defrost meat (What can I do about that other than asking them not to do it). What are the apartment building owners doing to keep their water bill down?

A lot of cities & towns offer rebates for upgrading things like toilets, shower heads, clothes washers etc to low flow energy efficient items which make the initial cost of replacing them easier on your wallet.

Have the units individually metered and have the tenant deal with it if your city/area will allow. Some of the podcast mention of splitting the water system to individually meter the units after the property meter so that you can bill the tenants accordingly and then you actually pay the city. This would put responsibility on the tenant for reporting leaky faucets or running toilets promptly and they pay for what they use.
