Does this depend on the area? It's a SFH located in a pretty wealthy neighborhood where homes cost ~1 million. I want to do dark carpet because there's a chance I may need to move back into the house and I personally prefer carpet to hard floors
Black carpet? Personal choice I know, but black is going to show everything. If you are going to use it as a rental, put in something cheap and neutral but stain hiding and count of replacing it when you move back.
Dina Harleth Not a bad idea, but it's just hard to match furniture around. Dark colors with designs/embossed/pattern will be great hiding imperfections.
It's a rental regardless of what you may plan to do in the future. Carpet of any sort is always a very bad idea in a rental. Your personal opinions should never dictate your business decisions.
If you put in carpet expect to be replacing it before you move back in.
Personally, I would go dark hard floors (whatever the comps in the area are) and if you have to move back in, you can actually get large carpets made at carpet stores. My Father in law has an 11' x 16' carpet in his living room. It is about 8=10" short of the walls on all sides and has the edges bound. He has a carpet ad under it. At first glance you would almost think the room was carpeted. He also said it was fairly cheap, as the carpet place didn't need to install, just cut the rectangle, bind edges and you pick it up.
Carpet in a $1M+ home in So Cal? Regardless of your own personal preferences (which have no place in your business decisions), you need to put in what will appease the masses and bring you the most profit. I highly doubt black carpet will do that for you.
