I am in between 4 houses to purchase, gut, rehab and flip. Who here knows what areas are the hottest right now and what
areas have been flops? I am currently building in brewery town and putting additions on my properties which I'm not sure is a great idea in South Philly!
West Passyunk has lots of opportunities. See my other posts about it. Point breeze and Fishtown are over rated and over priced. West Passyunk you can get 2 bed rooms that have rear decks (over the kitchen) and change that to a bedroom, add half bath on main floor and you’re good to to go. A lot of homes have tall ceilings in the basement already so easy to finish out
I currently have two projects (New Construction & rehab with third floor and roof top deck build up) under construction in South Philly. I live right down the street from West Passyunk. I just cant find any properties in that area for under 150K. It seems that new construction in this are the way to go but no hard lenders want to cover the cost for a new construction project.
