@Daniel Falore I know you said San Diego, but really depends on the neighborhood and demographics. A lot of families with multiple children, most other houses 3BR? If that is the case, change it to a BR. If having a garage is a huge concern to tenants in that area, leave it a garage. Also you can evaluate 3BR rents vs 2BR rents. Do you get a lot more rent for the extra BR?
