Hi Everyone I would like to introduce myself to the community. My name is Sherry Lewis and my company name is New Days Real Estate Investments, LLC. I had one previous experience in flipping in 2004 as well as having my own siding/replacement windows/decking co. about 15 years ago. It has been a life long goal of mine to get into the REI's business. I had been laid up for awhile and spent months reading everything I could to get started. I took my first plunge last week purchasing 2 properties from auction. I am seeking any advise possible. I will need a partner or hard money lender to do the rehabs on these properties, but my hopes are they will both be basic quick flips without alot required to complete them. Any info you wonderfully experienced folks might want to share or assistance for that matter, would be so greatly appreciated! I have thus far truly enjoyed my experience here on biggerpockets and hope to form long lasting relationships through this site! Thank you for your time.

Your post is very broad. That type of post doesn't usually generate as much response as specific questions. Books have been written for "any advice possible" for flipping houses. "Any advice possible" could cover everything from how to get bids from contractors to what color to paint to how to write the listing when you finally list the property for sale.

Do you have specific questions? Or, some area that's particularly troubling?

If you've already bought the property, why do you need a HML or partner? Rehab money?

When you say "my hopes are they will both be basic quick flips without alot required to complete them" what do you mean? That the properties don't require much work and they can be quickly fixed and you hope they will sell quickly? Or, that you've not actually seen the properties and you hope they don't need much work?

    Dear Jon,

    First I wanted to say thank you for responding to my post. I had not realized that I posted in the incorrect area.

    I purchased the 2 properties from auction without visiting the properties. I saw photos and I did what I believe was full due diligence (i.e. assessor, tax collector, corelogic, google maps, trulia, realtor.com, altos, rentometer etc. to get a feel for the area. I had the funds to purchase the properties fully knowing that I would need to either get a partner on the deal or go to a hard money lender for the rehab portion of the project. I believe both houses can be rehabbed for 40k or less (I took what I believed it would cost and doubled it to give myself a cushion). I guess I was trying to get some advise on how best to proceed. Whether there were reliable hard money lenders that folks we familiar with in the Ohio area or anyone interested in some sort of partnership on this deal. These are my first solo transactions and I am a bit nervous. There are so many options out there with hm lenders and I am not certain how to approach someone in a partnership. What I really need is a mentor I guess. I don't require alot of hand holding, but some to get me on the school bus that first time helps LOL.... I hope to hear back from you!

    Wow Sherry! Talk about jumping in with both feet. I appreciate that you did all that due diligence, but if it were me, the very first thing I would do (assuming you don't live in the area where these homes are located) is contact a Local Realtor and ask him/her to pull some good and as recent comps as possible for you. Ask thIs person to start with 1/4 mile and 3 months for comps and spread out from there. Many of the sites you mentioned are nice guides, but personally, I find they are off the mark sometimes by as much as 20%, especially Trulia and different municipalities assess at different percentages of actual value and the last Tax assessment may have been several years ago. Again, if it were me, I would find a local realtor preferably with a GRE designation behind his name and offer him/her the sale listings in exchange for what ever assistance they can give you. These local Realtors will have contact with Local contractors to give you work estimates and also local lenders who are actively seeking new business. In Case your wondering, I am not a realtor, but have been investing in RE for 30 odd years and know when and where to ask for help. It is a rare situation that would cause me to invest out of my local tri state area (I know the local market well) but on those occasions when I do, I go strait to the nearest GRE with a good reputation. In addition to asking for recent comps, I would also ask for average days on market. Additionally, I would ask them to do some rental comps. I know, you want to flip, but a good backup plan can save a lot of stress and there are many investors around that like nice clean properties that already have tenants. Get a good rapport going with the local expert and in exchange for the promise of a future listing, they can put you on their "not afraid to jump in with both feet" list and refer you to other great buys. I have such a rapport with several realtors from Charlotte NC to Dallas Tx, who e-mail me regularly with great buys. We are at the point where they just write "buy this", I do, and they handle everything else from repairs to Carpet selection and then they market and sell or rent.
    As for financing, I would avoid Hard Money loans if at all possible. Look for local lenders, I find Local Credit Unions are often a great source of funds and it will help if you tell lenders that you plan to rehab and rent. many lenders today don't like the word "Flip". If you have equity in your personal residence, you might consider a Heloc. You might want to let people you know, know that you are investing in RE. Don't ask them for money though unless you know them really well. I just tell people about the wonderful deal I found, show them the pretty Market Analysis the local realtor did for me and once in a while they say, Oh, gee how can I get involved :). Worse case scenario, there are several site online that offer Hard Money loans as a last resort.

    First thing I would do at this point is to get on a plane. ASAP.

    You need to get on the phone and start looking for someone to help you rehab these houses. You need to develop a full team in two remote locations. I've done several rehabs and would not EVEN attempt to do one remotely unless I had people lined up that I knew I could trust intimately.

    In this situation, I would absolutely not mortgage my residence to fund this deal unless I was certainly I could pay the loan even if this deal goes belly up.

    Now that you're in this far, the number one thing to do is to get to Cleveland and Toledo and see what the real situation is on the ground and to meet some people.

    Thank you both for all of your assistance, I truly appreciate it. If I may ask what does the GRE stand for. Gosh feeling blonde with that one but...
    As for mortgaging my house to work on them, that is not a possibility as my house as millions of others is worth less then what I owe on it. That is part of the reason I decided to do this. The problem I would have with the local credit union is that they will not offer funds to work on properties in another state. If hard money is a really bad idea, what about getting a partner? Can you trust partnering with folks off this site? I am nervous and do plan to fly up there this upcoming month. I am fortunate enough to be able to stay up there and oversee my rehab (no kids etc). I would appreciate any all additional feedback if you have any gentlemen. I feel like the little train, "i think i can i think i can" lol..

    Sorry Sher,

    GRE should have been GRI and it stands for Graduate Realtor Institute, basically some extra course works and a few years experience to qualify.

    On the subject of Credit Unions, I meant Local to the Properties, not local to you.

    I have an excellent Credit Union in Rochester NY who writes all over the country but they won't do a flip.

    I bought from williams and williams once. I won the bid at 12k and they pushed me to 25k! I was pissed, but I still bought. The property turned out to be a winner. I still have it today. The tenants pay for the wifes BMW! LOL! :mrgreen:

    Why did you buy in Ohio? I was in Destin / Ft Walton a couple of weeks ago. I saw lots of properties that looked distressed. With all of the military and other activity in the area, I left with the impression there were plenty of oportunities there.

    :D Hi Don,

    To be honest it all boiled down to equity. I am just starting out. I don't have any contacts yet other then the wonderful folks I am meeting here and I couldn't afford to start in Florida. There are many wonderful opportunities here if you have some equity built up, which I don't at the moment. Of course if you would be interested in partnering in a venture in the area I would love to talk to you about it :D I have overseen a flip before and have that experience, as well as some construction experience, but unfortunately I don't have the capital to go along with it. Would love to hear back from you!

    Ok to those that I was in a discussion with on the new member feed...

    No news yet, but I did talk to the title company today. They said they should have the results by the end of business today barring any discoveries, but so far the title search on properties is going well! Still keeping my fingers crossed.

    I have a realtor contact now in Toledo courtesy of a fine BP member and I am still looking for one in the Cleveland area. If anyone has a good realtor contact in Cleveland, please let me know. Hope to give a positive update soon!

    Regarding "I took my first plunge last week purchasing 2 properties from auction. I am seeking any advise possible." What kind of auction was this? A courthouse (foreclosure) auction or something else? Does the company that sold the property specialize in REO disposition... and have a name like EH by chance? Just curious. Quite gutsy, IMO, doing what you did. No way would I do what you did. I'd like to see this work for you and hope I (as other BPers) can help in any way possible.

    Jason, what is the name of the credit union you use in Rochester?

    (Don't mean to bump your thread Sherry but he put it out there!)

    Sherry...if you don't mine me asking...why Ohio? I would think there's pockets of investments within a reasonable driving distance from you.

    WOOOHOOOO!!!!!! No suprises on either title search yipppeee!!!! Just what I knew about with the taxes... happy happy happy dance!! LOL...

    Ok now that I got that out of the way with a big cheesy smile...
    I bought it from a site that huge investors use to dump bulk property after clearing a banks foreclosure holds. I can't say the name here it just ******** it out lol. As for why Ohio, well truthfully it was financially driven. I could get my hands on a property up there at auction less expensive (never say cheap) also, with the elections coming up (sorry don't want to make it political but) Ohio is an important state. I foresee some extra assistance going to that area from both sides because they want there votes. I know Florida is also a key state, but Unfortunately I just don't have enough equity yet to buy in my neck of the woods, but I am working on it! :o) Also thanks so much on the realtor front! I have one for the Toledo property and waiting to find out if he can handle the Cleveland one as well, if not I will need a good one for Cleveland (gr) preferred.

    Nice Sherry, congratulation.

    I told you via PM, there should be no mortgages or other liens on these properties. Is all from banks, offered for bulk sale and yes someone bought these properties without any idea :).
    They lost you will win.

    Now its up to you to bring these properties back to live.

    Thank you for the vote of confidence Uwe :o) I have an agent getting the locks and estimates, photos etc on the Toledo property and I am waiting to see if he can turn me on to someone for the Cleveland property to do the same. I will head up there next month to check everything out for myself. Fortunately I do not have any real carrying costs on it so I can wait for my husbands vacation time and we can check the first 2 out together. After that I will do them more quickly. We are just both excited and it would be a fun thing to do together.

    I have another question for anyone out there lol ... If I do not have a mortgage, I have no tenants and the place is secure, is there a special insurance I can get on the property that won't cost me a fortune but cover me for basic liability. Also how hard is it to get utilities turned on in another state? lol Thanks for any answer will be appreciated!

    Sherry, it shouldnt be hard to get utilities turned on in another state; ask your realtor that is helping you to find who they are and them just call them. You will be able to tell them you are ther owner of record and they will be HAPPY to bill you, even in another state.
    As for turning them on, with a vacant property or any property for that matter, if I was you, I would not turn them on without someone there.
    Like with a home inspection, if a pipe is broken or a leak, and from a few states away, you turn them on, it may be an issue.

    Just food for thought.

    You may be in the market for a good project manager or a maint. person.

    I have an Handyman in Cleveland so no problem for a sightseeing but I guess Rob is the better option because he is direct contact on BP for you.

    Regarding "Also how hard is it to get utilities turned on in another state?" If the property has been vacant for an extended period of time (1 year for Progress Energy Carolinas), expect the utility company to require a meter base inspection. In many areas, this requires a licensed electrician (and license #) on the inspection request form. The meter must be accessible and inspectors don't/won't use lock boxes in many areas... so someone needs to let them in if the meter is behind a gate or locked door. Water companies in some areas require applications in person, along with cash, bank check, or money order deposits.

    If the property is held in company name, many utilities will require secretary of state filings for your company. No filing, no utility. You can, in these cases, put the bill in your (or another company menber's) personal name.

    Mary great point. I don't think I will do anything will utils till I am about to go up there. Hopefully I will learn more soon about what I am looking at for the Toledo properties. Still trying to line up the Cleveland side of things. I did get a message from a Cleveland realtor, so if my other one cant do it, I am going to contact her. Thanks all! I will keep you posted lol

    Insurance will be a challenge. Usually, in the circumstances you describe you would get "empty house" insurance. Its not at all cheap. But since you're only concerned with liability, you may be able to get something cheaper. Unfortunately, there are few companies that write such policies. Do a google search and find independent agents in the area of the house and start making some phone calls. You may have to call several to get someone who has a line that writes policies like you need.

    Since agents sometimes need to have a look at the property before they can issue the policy, you may get someone to look at the property.

    Thanks so much Jon! I am assuming I should insure it even though I got them at an insanely cheap price. Do you advise insurance on a fix and flip?

    Are there a lot of code violations on these properties? If city inspectors have outstanding issues or un-liened fines, it may be more difficult to get insurance.

    Sherry, congratulations on jumping in with both feet. I hope you don't run into the "you don't know what you don't know" syndrome. Certainly, you are in for some challenges and will learn a lot.

    I can connect you with someone who owns properties remotely in Cleveland. She owns properties in several remote locations, but stopped buying in Cleveland because they didn't make her enough money on a flip, I believe. PM me with your email address and I'll connect the two of you. She'll be a great resource for you.

    Also, there is a link on my website for vacant property insurance. Go to my site in my signature, and under the Application tab, there is a dropdown for property insurance. If you don't insure them, and they burn to the ground, you have nothing but the land.
